Frequently Asked Questions
Who do you use for credit check?
We use Promenade Lending as through them we get credit reports from all three major agencies: Experian, Transunion, Equifax. The same report is used for obtaining a mortgage.
Who pays for utilities?
That is arranged with owners at the time of signing Agency or Property Management Agreement. If tenants are responsible we provide them with the contact list of all utility providers.
How can I assure to get paid for damages caused by my tenants?
We collect security deposit to protect your property in case of damages caused while your property is occupied.
Security deposit may be used for unpaid rent, to clean the premises and return them to the same level of cleanliness as it was when you moved in. It can also be used to repair damages, not including ordinary wear and tear, caused by by tenants or their guests.
How much security deposit may we charge?
Security deposit in CA cannot exceed two times the monthly rent for unfurnished units or up to three times the monthly rent for furnished units. Last month's rent, pet deposit, key deposit, cleaning deposit... are part of the security deposit and cannot exceed the legal limits.
How do you collect rents?
There are several options to collect rent. Tenants may mail their check to us or owner, make a direct deposit to the owner's account or we can collect rents in person. It is your choice which method you prefer.
What about if rent is late?
If rent is late we immediately issue to tenants 3 Day Notice to Pay or Quit. If rent is not paid within those three days we can start the eviction. We work closely with prestigeus law firms to make evictions as fast as possible.
Who handles calls if a water pipe bursts in the middle of the night or if any other emergency happens?
We are available 24/7 for emergency calls from tenants. We also provide at the beginning of the lease term a list of vendors in case of an emergency. If for some reason tenant cannot reach us (it had never happened so far) they may contact the vendor directly. Tenants will be charged for all expenses if they did not make an attempt to contact us prior to contacting a vendor directly. They will also be charged if an emergency call was made for non-emergency issues.
How much do your services cost?
We need to visually inspect the property before giving an exact price. For leasing we charge a flat fee (i.e. percentage of the lease).
