Do you accept Section 8?
We do accept Section 8, however not on all properties. Amount of the Section 8 Vouchers is sometimes smaller than the rental amount requested by owners. Usually in those cases we cannot do much. But we can look for another home that would accept your voucher.
Do you consider pets?
This is determined by owners. In some cases they are willing to take pets for an additional security or pet deposit. We are dog owners and we know how hard is to find a place to rent for you and your pets. Knowing that we put all our efforts into finding you a pet friendly place.
What about if my credit is not perfect?
It all depends what makes your credit not perfect. And if your employment and rental history are verified to be great you may still be considered. We also sometimes accept guarantors or ask for a higher security deposit. It is all workable on case to case basis.
What areas are your properties in?
Our properties are within greater Los Angeles limits. But we can find you a property anywhere in California and/or refer you to our collegues in other US cities.
Do you have properties with an option to lease?
With an increase of foreclosures in California there is more and more owners willing to rent their properties out with an option to buy.
How much is security deposit?
Security deposit in CA cannot exceed two times the monthly rent for unfurnished units or up to three times the monthly rent for furnished units. Last month's rent, pet deposit, key deposit, cleaning deposit... are part of the security deposit and cannot exceed the legal limits.
When will I receive back my security deposit?
By CA law you should receive your deposit back within 21 days. If you don't agree with deductions you have 14 days after receiving the final itemized statement to request additional receipts.
What can be deducted from my security deposit?
Security deposit may be used for unpaid rent, to clean the premises and return them to the same level of cleanliness as it was when you moved in. It can also be used to repair damages, not including ordinary wear and tear, caused by by tenants or their guests. If the deducted amount exceeds $125 the owner must provide written receipts that are attached to the final security deposit accounting. If receipts cannot be provided within 21 days, only a good faith estimate can be deducted, but the owner should provide name, address and phone number of a contractor that is doing the repairs.
How much is application fee?
Application fee is $25 per person.
Can only one person fill out the application?
All people over 18 years of age that will occupy the premises should fill out an application. If you need a guarantor he/she needs to fill out an application as well as all proposed adult tenants.
Do you have short term lease?
We do have all kind of terms, however it all depends on owners.
